A general liability or property policy may contain pollution exclusions or provide only limited pollution protection. Gas station owners should identify every underground and above-ground tank and review specialized coverage for corrective action, cleanup, and third-party bodily injury or property damage.
The policy must be compared with federal, state, local, lender, lease, and contractual requirements. A policy that covers only a portion of the exposure may not satisfy the owner’s complete financial-responsibility obligation.

Gas station coverage FAQ
Can a business owners policy cover a gas station?
Some carriers may package eligible property and liability coverage, but fuel systems, pollution, liquor, car-wash, auto-service, crime, cyber, and other exposures may require endorsements or separate policies. Eligibility varies significantly.
Does commercial property insurance cover underground tanks?
Do not assume it does. Tanks, piping, fuel, release cleanup, and environmental damage can be treated differently from ordinary building property. Review the property schedule and specialized tank or pollution policy.
Do I need business income coverage if I lease the building?
A tenant can still lose revenue and continue incurring expenses after covered damage. The lease may also assign repair or insurance responsibilities. Business income should reflect the tenant’s financial exposure.
What coverage addresses damage to a customer’s car in a car wash?
The answer depends on the facts and whether the operation had care, custody, or control of the vehicle. General liability, garagekeepers, or another form may be relevant. The operation should be described accurately to the agent and carrier.
